Under Market Value: Most profit comes from time in the market, however we like to make money entering the market so we have a head-start to purchasing the next one.

Can You Add Value: Is there an opportunity to quickly and cost-effectively add value to that property? Generally, this comes by adding a bathroom if the plumbing is in the right place, a bedroom or updating an old kitchen.  

Unique Selling/Renting Point: What does this property have that others do not? Is it a corner block, at the end of a cul-de-sac, does it have a large backyard, or access to parklands? This is where we are able to get premium rent and lower the time the property is sitting available.

We aim for diversification in assets in both location and build type. However, our main goal is to build wealth aligned with your personal goals.

Established properties, like all investment types, have their own set of advantages. Purchasing established properties allows you to be in a position to rent out the property straight away, without the pressure of repayments through the build stage. If chosen correctly, there will also be an opportunity for a value-add. This can be paid for via equity or savings, allowing you to manage cashflow at a pace that fits your needs.

If you are not in a position to hold and afford the property during build time (which is often achieved through a level of income or an equity redraw) to ease the burden until completion, then an established property may be right for you. 

When calculating if this property is right for you, we ensure to calculate ‘post-tax and depreciation schedules’. More often than not, this will make a huge difference in the property’s effectiveness and affordability – especially utilising a tax valuation request form to capture those funds as often as you get paid rather than waiting for the EOFY.
